Help! Why aren't we selling?

 

     

        

   

Property Investor Aurthur Magulorito contacted Pomegranate when a property he had bought with the view to 'flip' was stuck on the market. He thought he had done everything right, bought it at a bargin price, decorated it throughout in neutral colours and popped it straight back on with a local agent.

So, what was going wrong? Why were there no takers despite a good area, a being in beautiful Victorian Villa and being sold during a boyant market (2007)?

The Issues

The main issue we saw was the slightly idiosyncratic layout. As part of an re-developed Victorian house the rooms were all very different and not straight forward and square. The Bathroom was on a kind of mezinine floor and the master bedroom was long and narrow.

The Solution

Because of the odd layout and room sizes we suggested that the property needed dressing to impress. This would enable the Estate Agent to take more interesting photo's and the Viewers to feel more confident that the rooms were well proportioned and fit thier life style.

The most difficult room was the master bedroom. It is important with long narrow rooms to create some diagonal sight lines. This creates a forshortening effect and tricks the eye into thinking it is more square.

The rest of the property was dressed with furnishings and accessories that gave it an open and co-hesive feel, thus counter acting the dis-jointed feel it had when it was empty.

Did it Work?

The property sold two weeks later just under the asking price...
