Situated in a quiet Cul-de-sac just outside Wimbledon, this property had seen happier days. A well built 3 bedroom Ex-local authority property, my client contacted me as he was completing a private sale with the owner. The owner was an absolute gentleman but was clearly having difficulties financially and coping with life in general. He planned to move to live near family in Wales. My client was able to help him clear his debts and move fast.
When I looked about the house it was obvious that it was going to need to be fumigated and stripped back. All the preperations were made to do this hours after the purchase had been finalised. I had also pre-planned all the works, which included installing central heating, re-wiring, refurbishing the bathroom and the kitchen. In addition it needed decorating and new carpets throughout. The property had a stench that seaped into your bones, we kept our fingers crossed that this would disappear.... once the decoration was complete you would never have known.
The timing was tight, we had 6 weeks to complete all the works and dress the property ready for sale. Why so fast? My client had bought the property with a bridging loan which needed to be paid back within 8 weeks!
It is a testiment to my wonderful crew of trades people and some persuasive project management on my part that we completd the project a day early.
The property sold a couple of days later. I love it when a plan comes together!
